Pradhanmantri Awas Yojana (Urban)-PMAY (U)
There are four major aspects of PMAY. Its objective is to bring about transformation in slum areas by building houses for slum dwellers in collaboration with private developers. It plans to provide credit-linked subsidy to weaker and middle income groups on loans taken for new construction or renovation of existing houses. The government will provide financial assistance for affordable housing projects to be undertaken in partnership with States and Union Territories for EWS. It will also provide direct financial assistance of Rs 1.5 lakh to EWS. So far, about 20,000 people have taken loans under this scheme.
It is estimated that there is a shortage of about 62.5 million houses in the country, of which 20 million housing units are required by the rural and urban poor. PMAY aims to overcome this shortcoming. With subsidized loans, the scheme is expected to cover a large section of the urban poor. The scheme will also help India’s construction and realty sector, improve the performance of banks and housing finance companies, and also aid in the growth of other allied businesses such as cement and steel. Since the inception of the scheme, 351 lakh houses have been constructed at a total expenditure of Rs 1,05,815,80 crore.
It is expected that the new scheme will substantially increase housing efforts in rural areas and ensure the quality of houses constructed.
